Information for Residential Real Estate Agents and Appraisers
Property Surveys:
In general, the Township does not have residential property boundary surveys on file. Property surveys are conducted in the private sector, and we do not require a copy be submitted to the Township. Plats of subdivisions and other large scale developments are often available.
The deed to your property may include a mortgage survey. In SOME limited cases, we may have a mortgage survey on file if a building permit has been pulled for the property recently.
A mortgage or boundary survey does you no good unless there are visible stakes or monuments in the ground. Even if we do have a survey on file, the measurements don’t help if you don’t know where to start measuring.
Telephone and other utility poles, trees, fencelines and other non-permanent items should NOT be counted on to be property boundaries. Utility poles and fencelines can be moved and trees may have been planted without knowing exactly where the property lines were.
A number of local companies conduct land surveys. We work with a number of them on a regular basis, and can provide contact information if you are interested in that.
